Muqrin Road is one of Riyadh’s most strategically situated corridors — connecting major financial, academic, and cultural destinations across 32 kilometers of the city. HR&A helped translate that locational advantage into a real estate development strategy, identifying how corridor transformation could generate new value, fund infrastructure improvements, and deliver lasting community benefit.
Muqrin Road’s transformation hinges on more than design ambition — converting a major arterial connecting the King Abdullah Financial Center, Al Iman Mohamed University, and the future Al Diriyah Gate project into a people-centered recreation corridor requires a financing strategy capable of sustaining both the capital investment and long-term operations. HR&A supported the development of a master plan articulating development and open space concepts at key nodes along the corridor, then developed infrastructure financing recommendations to assign a portion of the incremental value generated by new and existing development to fund improvement costs — creating a self-sustaining financing mechanism tied directly to the corridor’s success.
HR&A also provided recommendations for a governance model to lead corridor development and oversee long-term operations and maintenance — giving stakeholders the institutional framework needed to move from strategy to implementation and ensure the corridor delivers lasting economic and social benefit to the communities it serves.
